PAYMENT SCHEME

 

CASH

Discount Shall be granted to the full payment of the net selling price, if paid under the following schedules:

Outright cash   12% of the TCP
Within 15 calendar days   10% of the TCP
Within 16-30 calendar days   8% of the TCP
Within 31-60 calendar days   6% of the TCP
Within 61-90 calendar days   4% of the TCP

 

DEFFERED CASH

1.) Construction deposit of P 50,000.00 representing miscellaneous and processing fee.
2.) 30% Down payment payable in three (3) months without interest.
3.) 70% Balance based on percent of completion method without interest and discounts.


IN-HOUSE FINANCING

1. Construction deposit of P 50,000.00 representing miscellaneous and processing fee.
2. 40% Down payment payable in three (3) months without interest.
3. 60% Balance payable in five (5) years at 18% interest rate fixed for the first year and based on the prevailing interest rates for the succeeding years.


BANK FINANCING

1. Construction deposit of P 50,000.00 representing miscellaneous and processing fee.
2. 30% Estimated down payment less Construction deposit is payable in three (3) months without interest.
3. 70% Estimated Bank loan payable in 5 to 15 years at 12.5% estimated fixed interest for the first year and based on the prevailing interest for the succeeding years.

 

Note:
1. Amount of loan is based on the capacity to pay of the borrower and the appraised value of the collateral whichever is lower.
2. RCD Realty allows a Second Real Estate Mortgage (REM) equivalent to 5% of net TCP or 50% of Equity whichever is lower.

DISCOUNT SCHEME


Discount shall also be granted to full payment of the DOWNPAYMENT under the following schedules:
Outright cash 10%
Within 15 calendar days 8%
Within 16 to 30 calendar days 6%
Within 31 to 45 calendar days 4%

Note:
Miscellaneous and processing fee will not be considered in the application of discounts.
